OBJECTIVE: To professionally assist you the “Owners” to better manage the affairs of your strata corporation.
We can provide you with a choice of Professional Service:
We oversee the complete comprehensive governance and financial management of your strata corporation.
We provide a more limited package that covers your strata corporation’s financial management requirements.
Provide an assigned Strata Agent to attend meetings of the Strata Corporation or provide assistance to the Council or Owners.
Attend Council meetings, including the Annual General Meeting and any Special General Meetings, as agreed between the parties.
To prepare agendas and minutes of those meetings for delivery to all Owners or as directed by Council.
STRATA PROPERTY ACT COMPLIANCE
Provide advice to the Strata Corporation, its Agents or its Owners relating to issues of compliance with the Strata Property Act.
To assist in the enforcement of the Bylaws and Rules through the processes outlined in the Strata Property Act.
Administer and correspond with owners and any other parties on behalf of the strata corporation. Copies of all such correspondence to be provided to the Council.
To levy fines, as directed by Council and to perform follow up when Bylaws and Rules have been breached.
Supervise, direct and communicate with any strata corporation employees if applicable.
A communications center for Owners, Council, Contractors or employees of the Strata Corporation.
Receipt center for correspondence or communications between Owners and the Council.
Administrative services to Council for the implementation of their duties to and on behalf of the Strata Corporation.
Provide or recommend a Contractor or Service Provider for repairs and or maintenance of common property of the Strata Corporation.
Provide, administer and review annual service contracts subsequent to receipt of quotes with respect to the same.
Attend the development on a regular basis to review specific ownership or strata council concerns.
Provide 24 hour emergency service including statutory holidays.
To deal with emergencies and any resulting insurance claims.
We can provide the following Optional services to our FULL Management Services packages:
Special Projects for both Full and Financial Management Services
A Council may request the assistance of a Strata Agent in the procedures necessary to undertake a major or special project such as painting, roof replacement, deck repairs or water ingress. The fee for this service will be a minimum of 2% to a maximum of 5% of the value of the total project. A quote will be provided based on a review of the scope and complexity of the project. A separate services contract for the special project may be required as would potential additional costs for extra accounting procedures as outlined in the Financial Services Agreement.
